10 Mold Prevention Tips for California Homeowners

Most mold problems we're called out for were preventable with a handful of basic habits and small maintenance items. Here are the ten that make the biggest difference across California's varied climates.

1. Keep indoor humidity under 50%

A simple hygrometer (under $15) tells you your indoor relative humidity. Above roughly 60% for extended periods, mold-friendly conditions develop even without a leak. In humid coastal or North Coast homes, a standalone dehumidifier in problem rooms can make a measurable difference.

2. Fix bathroom ventilation, not just usage

Running the fan during a shower helps, but the bigger issue is often where that fan vents to. In older California homes, exhaust fans sometimes vent into the attic rather than outdoors — which just relocates the moisture problem instead of solving it. Confirm your bathroom fan vents outside the building envelope.

3. Clean gutters twice a year

Clogged gutters are one of the most common causes of the slow, hidden roof and wall leaks that eventually surface as mold. Fall (before winter storms) and late spring are the two windows that matter most statewide.

4. Grade soil away from the foundation

Soil that slopes toward your foundation instead of away from it directs rainwater exactly where you don't want it. This is a common issue in older homes where landscaping has built up over decades.

5. Check crawl space vapor barriers

If your home has a crawl space, a ground-level vapor barrier (heavy plastic sheeting) dramatically reduces the ground moisture that migrates upward into your subfloor. Many older California homes were built without one, or have a degraded barrier that needs replacement.

8. Don't ignore small stains

A small brown ceiling stain or slightly bubbled paint is almost always evidence of moisture, even if you can't see active growth yet. These small signs are the cheapest point at which to intervene — before the material saturates further.

9. Ventilate after showers and cooking, even in dry climates

Desert and Inland Empire homeowners sometimes assume low outdoor humidity means indoor mold isn't a risk. Indoor moisture sources (showers, cooking, evaporative coolers) create localized humidity regardless of the outdoor climate.

10. Schedule a moisture check after any significant storm
